One of the most common questions we get — is some version of: “Where should I live if I want to be close to Disney World?”
It’s a great question, and the answer really depends on your budget, lifestyle, and what you’re looking for in a community. The good news: there are five fantastic areas that essentially encircle the Disney bubble, each with its own personality and price point. We’re breaking them all down below — plus one very special bonus for those who want to take “close to Disney” to a whole new level.
Celebration
If you want the closest thing to actually living inside Disney without being on the property itself, Celebration is it. Originally developed by Disney, this master-planned community sits just 10–15 minutes from the parks and was intentionally designed to feel like something out of a storybook — beautifully maintained homes, manicured streetscapes, a walkable downtown, and a genuinely strong sense of community.
Celebration regularly hosts community events, has highly rated schools, and carries a family-friendly atmosphere that’s hard to replicate elsewhere. Think charming, almost Pleasantville-esque neighborhoods where everything feels thoughtfully designed. Because it was — by Disney.
Price Points:
- Entry-level homes: mid-$600s and up
- Median home price: ~$950,000
- Average home size: ~2,800 sq ft
- Luxury homes: $1M–$2.5M+
- Ultra-luxury: currently listed up to $4.9M

Windermere
About 15–20 minutes from Disney, Windermere is one of Orlando’s most prestigious addresses. It’s known for lakefront estates, gated communities, generous lot sizes, and a quiet, upscale atmosphere that attracts executives, professional athletes, and celebrities. Many homes in Windermere offer stunning views — and yes, you can often see Disney’s nightly fireworks from your backyard.
That said, Windermere isn’t exclusively for the ultra-wealthy. There are more moderately priced neighborhoods within the area, and it spans a wide range of price points.
Windermere is also conveniently close to Restaurant Row (one of Orlando’s premier dining destinations), Whole Foods, great shopping, and the broader Dr. Phillips area. It sits roughly between Disney and Universal, making it a solid choice if you care about easy access to both.

- Entry-level: $600,000–$800,000
- Typical single-family home: $900,000–$1.3M
- Luxury/lakefront (Isleworth, Keene’s Point, Butler Chain of Lakes): $1.5M–$5M+
- Some properties reach well into the tens of millions
Best for: Those seeking prestige, privacy, larger lots, and custom homes — with Disney still in easy reach.
Winter Garden
Winter Garden has a little something for everyone, which is exactly why it’s become one of the most sought-after areas in Central Florida. Depending on where you are in Winter Garden, you’re looking at 15–30 minutes to Disney, with easy access via the 429 toll road.
The historic downtown Winter Garden is a gem — a walkable, charming area with a beloved Saturday farmers market, local restaurants, boutique shops, and the West Orange Trail running right through it (perfect for running, cycling, or a leisurely walk). The area even has a designated golf cart district, where residents zip around town in their carts for dinner, drinks, or a trip to the market.
Beyond the historic downtown, Winter Garden Village offers more modern shopping and dining, and there are newer construction neighborhoods sprinkled throughout the area. It has a “small town with modern growth” feel that resonates strongly with families and young professionals alike.

- Entry-level: $450,000–$525,000
- Median sale price: $580,000–$650,000
- Luxury/lakefront: $1M+
Best for: Families and young professionals who want charm, community, and everyday convenience without a premium price tag.
Horizon West / Hamlin
Technically a subsection of Winter Garden, the Horizon West and Hamlin area has exploded in popularity and deserves its own spotlight. This is one of the fastest-growing master-planned areas in all of Central Florida, and for good reason.
From most parts of Horizon West, you’re about 15–25 minutes from Disney. The area is packed with new construction homes, modern infrastructure, excellent schools, and a rapidly expanding roster of restaurants, shops, and businesses — especially in the Hamlin town center, which continues to grow at a fast pace. It offers a slightly lower price point than Celebration while still delivering that polished, new-community feel.
If you’re drawn to fresh construction, modern floor plans, and a neighborhood that’s still evolving and appreciating, this is worth a serious look.

- Median home price: ~$675,000
- Luxury/lakefront/larger homes: $900,000–$2M+
Best for: Families looking for new construction, modern amenities, strong schools, and a community that’s actively growing in value.
Kissimmee
If budget is your top priority — or if you’re interested in purchasing an investment property or vacation rental near Disney — Kissimmee is your answer. Specifically, the northern and northwestern parts of Kissimmee put you anywhere from 10–25 minutes from Disney, making it the most accessible affordable option on this list.
Kissimmee is home to a large number of short-term rental communities, which makes it especially attractive for investors and those looking to generate Airbnb income. But plenty of people live here full time too — and for good reason. You can get a spacious three- or four-bedroom home with a private pool in a well-maintained HOA community at a price point that’s simply not available elsewhere this close to Disney.
A quick note: being in a community with vacation rentals isn’t a drawback — it’s just the nature of this market, and it’s what the area was largely built around. If you want your money to go as far as possible close to Disney, Kissimmee delivers.

Bonus: Golden Oak — For Those Who Want to Actually Live On Disney Property
We promised a bonus, and here it is.
Golden Oak is the only residential community located inside Walt Disney World. When you live here, you are literally on Disney property — and everything that comes with that. Think fully custom luxury homes, concierge-level resort amenities, and access to Four Seasons facilities (yes, the Four Seasons manages the community). It’s a fairy tale community in the most literal sense.
This is not a typical primary residence purchase — it’s a trophy asset, an ultra-luxury enclave with extremely limited inventory and Disney magic baked into every square foot.
